About the suburb we serve

Seven Hills is one of the oldest-established suburbs in north-western Sydney. The name dates back to 1795, when settler Matthew Pearce was granted 160 acres of land and could see seven nearby hills from his allotment. Today, it remains one of the larger suburbs in the area — around 20,000 residents across 9.7 square kilometres in postcode 2147. Unusually, the suburb straddles two local government areas. As a result, the eastern side falls under City of Parramatta Council, while the larger western portion sits in Blacktown City Council. Importantly, this can affect everything from rates to development applications, so it’s worth checking which council your block sits in.

The housing mix tells the story of the suburb’s age. Closer to the station and along the older streets, you’ll find three- and four-bedroom brick family homes from the 1950s through to the 1980s. Further out, there’s a continuing mix of duplexes, townhouses and modern infill apartments. Owner-occupiers hold around 62% of homes, which is lower than the newer Hills estates. As a result, the suburb has a substantial rental market and more transactional churn than places like Glenwood or Kings Langley.

Seven Hills is a multicultural, family-focused suburb with deep roots who are long settled within the community. In addition, two-income households are the norm, and the suburb attracts both first-home buyers priced out of newer estates and long-settled families who’ve been in their homes for decades. Consequently, the work we see from Seven Hills reflects that mix. For instance, conveyancing on long-held family homes being sold or transferred to children, investor purchases of duplexes and townhouses, wills for families with property built up over decades, and family law matters involving the family home. In addition, the traffic and criminal matters that come with a busy commuter suburb on the T1 line and the Old Windsor Road and M2 corridors.

Frequently asked questions: courts, fees and appointments

Which court will my Seven Hills matter be heard at? Generally, Blacktown Local Court on Kildare Road hears most Local Court matters from Seven Hills — including traffic charges, AVOs, and lower-level criminal matters. For matters from the eastern (Parramatta LGA) side, however, the listing may go to Parramatta Local Court instead. For family law matters, we usually file in the Federal Circuit and Family Court at Parramatta. In each case, we appear regularly.

Do you offer fixed fees? Yes, for simple matters. In particular, we fix-fee conveyancing, simple wills, powers of attorney, and many traffic and some lower-level criminal matters from the first call. For more complex matters, we give a clear written estimate before any work begins.

How much does the first consultation cost? The first call is free. After that, longer consultations attract our standard rate, which we’ll tell you about upfront.

How quickly can I get an appointment? In most cases, we book clients in within one to two business days. That said, for urgent matters — bail, AVO listings, urgent parenting issues — we’ll see you the same day where we can.

Can I have an after-hours or weekend appointment? Yes. By arrangement, we offer evening and weekend appointments for clients who can’t make it in during business hours.

Do you offer phone or video consultations? Yes — for any matter. In fact, many Seven Hills clients prefer phone or video for the first consult and only come into the office when documents need signing.

My Seven Hills block is in the City of Parramatta, but my paperwork says Blacktown — what’s going on? Seven Hills is unusual in that it straddles two LGAs. As a result, the eastern portion of the suburb falls under City of Parramatta Council, while the larger western portion sits in Blacktown City Council. Importantly, this affects which council issues your section 10.7 planning certificate, which local environmental plan applies to your block, and which council you deal with for development applications, rates and waste services. If you’re not sure which council covers your property, bring your contract or section 10.7 certificate to the first consult and we’ll work it out.

Do you handle conveyancing on older Seven Hills homes and intergenerational transfers? Yes — and this is a large part of our Seven Hills work. Many Seven Hills homes have been held by the same family for thirty or forty years, which means contract review needs to cover older title issues like easements and covenants, possible asbestos and lead-paint disclosure on pre-1980s builds, and any unapproved structures or additions made over the decades. In addition, where families are transferring property between parents and children, there can be capital gains and stamp duty implications to weigh up before any transfer happens. We’ll talk you through the options at the first consult.
